A Guide to Understanding FHA Loans

One loan program that offers unique advantages is the Federal Housing Administration (FHA) Loan. In this guide, we will explore FHA Loans, compare them to other loan programs, highlight their benefits, and provide examples of how people leverage FHA Loans to achieve their homeownership goals.


What is an FHA Loan?


An FHA Loan is a mortgage loan insured by the Federal Housing Administration, a division of the U.S. Department of Housing and Urban Development (HUD). These loans are designed to make homeownership more accessible by offering flexible eligibility criteria and favorable terms.


What are the Benefits of an FHA Loan?


  • Typically require a lower down payment in comparison to conventional loans. Borrowers may be eligible for a down payment as low as 3.5% of the purchase price, making homeownership more achievable, especially for First-Time Buyers.
  • They are known for their lenient and flexible credit requirements. Borrowers with lower credit scores or limited credit history may still be eligible for an FHA Loan. There are also other factors for lenders to consider, such as employment history and debt-to-income ratios, in order to assess creditworthiness. 
  • FHA Loans require mortgage insurance premiums (MIP), which protects lenders in case a borrower defaults on the loan. While this might not seem like a benefit up front, this enables borrowers to secure financing with a lower down payment and less intensive credit requirements. 


FHA Loans offer distinct advantages for borrowers seeking homeownership. The benefits provided make these types of loans an attractive option for First-Time Buyers, low- to moderate-income individuals, and those looking to purchase homes in urban areas. 

"House Hacking" - Something to Consider...

As long as the subject property is 4 units or less, it may qualify for an FHA Loan! This means that you could buy a duplex, triplex, or even a 4-unit (multi-family) home and rent out the other units, with the caveat that you are still expected to be living in one of the units. As long as the numbers work so you can qualify and afford it, you can use up to 70% of the expected rental income to determine how much of a loan you qualify for.
